How to access a Commercial Property Report in Risk Search

Learn how to find and download a Commercial Property Report (CPR) for buildings WSRB has inspected and specifically rated.

If WSRB has completed a commercial property inspection (i.e. the building is specifically rated, not just a tentative loss cost), you can access the full Commercial Property Report (CPR) via the Risk Search tool. 

Note: on the Risk Search map, only buildings that have been inspected and rated will display a blue outline — unrated buildings will not show that outline.

Here’s how to find the CPR:

  1. Log in to your WSRB account with your username and password.

  2. From the top navigation menu, hover over “Loss Cost” and select “Risk Search.

  3. In Risk Search, you have three search options:

    • Risk No. Search — if you already know the risk number, this is the quickest way.

    • Map Search — enter the building’s street address (city, ZIP) and click Locate. (Do not include suite or apartment numbers.)

    • Advanced Search — expand the “+” and enter partial address data (from, to, street name, ZIP) to find potential matches.

  4. Click on "Report Available," and the PDF Commercial Property Report (CPR) will download automatically. If you don't see the PDF, check your browser's "Downloads" folder.

    Please note: to get your CPR, you will need to disable pop-up blockers.

  5. The CPR typically includes:

    • Year built, number of stories, measured square footage

    • Construction types (walls, roof, foundation) and interior finishes

    • Occupant details and exposures

    • Fire protection systems, sprinkler status, extinguishers

    • Diagrams, building and adjacent building photos

    • Narrative comments and other underwriting data

If you don’t see a “Report Available” link (or the building doesn’t appear on the map with a blue outline), it likely means the building hasn’t been inspected — or the inspection is outdated.
